W 39th street Manhattan, loft reno, 2007

3rd street townhouse: Two floors gut renovation w/ small extention,

Carrolgardens Brooklyn, townhouse renovation, with small extension. Work included gut-renovation of the two bottom floors. We saved some of the original plaster and moldings.
Removal of structural walls in previous renovations made structural work necessary. We installed new steel support columns from the cellar up to the 2nd floor. We added new I-beams under the 2nd and first floor. In order to not end up with a sofit for the steel beam, we had to cut the 1rst floor joists, in order to slip in the I-beam.
Other features of the renovation included: new fireplace, two new bathrooms, new kitchen, new mechanicals, radiant tiled floors on the garden level, small terrace with stairs to garden, work on pocket doors, changing the rear parlor windows into doors and enlarging the front parlor windows to their original size.











Here are some pictures from the demolition phase of the project. They show the old addition that was removed, the wall that was taken out of the dining room, relining the fireplace and digging the foundation for the new extension.

New office and bedroom layout and millwork, Essex street, NY,NY

Task was to add new home office between bedrooms. New custom mill-work, pocket door and transom window are the main components.

Cedar fence and deck remodel, Riverdale spring 2010


The task was to rebuild an existing unsafe deck on a one family house and build and design a new fence, stairs, railing and planter boxes. A combination of construction grade and clear ceder was used. The wood will be left untreated to turn silver gray.
